In recent days I have spoken with several sales people who were looking for solutions to handle vendors who were frustrating them. They had a few listings that were just not selling.
On closer inspection it appears all of them, in their enthusiasm to secure the listing, had compromised their real value to the vendors.
What I mean by that is, they had vendors who used all or some of these lines;
"Doesn't matter what your CMA says, we want this much!
We will just have those small free ads thanks
We don't want open homes unless we are here.
No it doesn't suit to bring buyers through today.
No, no, no sign board.
Further evidence was clear when all but one of these sales people had presented offers well within their appraisal range and all had been rejected, or counter-offered in excess of market reality. Their vendors either did not trust them, placed little value on what they could do or they simply did not want to sell.
Suddenly they saw they were wasting time on sellers who would not let them do their job.
Goodness, we are asked in because we sell property!
We sell property by using market evidence, our skills and resources. When we succeed we charge a good fee. If a vendor wants you to do the job, tell them, "That works when I am allowed to do my job."
Put real strength in your next presentation or vendor meeting and be the sales person you would be proud to be!
