There is always a buyer for every property*
How often have you heard, “I can’t sell it, I don’t have a buyer, I don’t have a bidder, I don’t have a Tender!”?
There is always a buyer* so look at what you have or have not done. Was the marketing correctly targeted, well written, well presented and big enough? Was the property well presented?
Were all leads followed up?
Did you feed buyers unrealistic expectations above and below market? Buyers aren’t stupid!
Was the vendor told the truth about the market feedback?
“There are buyers in this range viewing – but no-one has yet decided to buy, but they are coming and looking. Some buyers have no further interest. Some have been for a second look and they have/have not confirmed their value indications or what they are prepared to pay. Those indications are… – tell the truth!!!
Don’t protect the sellers inflated value if they are above market. Only tell them what you really have.
“The market facts we have already discussed have not changed and the buyers will be accessing that data too.” Remember some of the values indicated are not from genuine buyers and the only real figures that matter are market guidelines based on actual activity and that figure that a buyer is prepared to pay.
For those that don’t sell very often the only people looking for that inflated price are the seller and their sales consultant!
* Oh yes some properties don’t get another buyer. They are so different that there is only one buyer and they already live there.
